✅ Serious Buyer Signs
• Pre-approved for a mortgage
• Asks specific questions (school district, HOA, utilities)
• Wants to schedule a showing quickly
• Mentions a timeline ("closing by June")
• Brings a partner or family to see it
🚩 Tire Kicker Signs
• Only asks about price, no other questions
• Cancels or reschedules showings
• "Just looking" or no clear timeline
• Investor language ("cash, as-is, quick close")
• Lowball offer with no explanation

🙋 "Is this still available?"
"Yes, still available! I'm scheduling showings now — when works for you? I have evenings this week and weekend mornings open."
💰 "What's your lowest price?"
"The price reflects what homes nearby have been selling for. I'm open to fair offers — I'd love for you to come see it first. Want to set up a time?"
🤔 "Why are you selling without an agent?"
"It lets me be more flexible — on price, timing, and the process. There's actually more room to work with when we're dealing directly. Happy to answer anything."
🔨 "Will you do repairs before closing?"
"That's something we can talk through once an offer is on the table. Let's get an inspection done first — then we're working from real numbers."
🏦 "Are you open to buyer's agent commission?"
"I'm open to discussing it as part of an overall offer. Make me an offer and we'll work it out from there."
🤖 Investor / Obvious lowball
"Appreciate you reaching out. I'm looking for market-value offers from buyers who'll love the home. If your situation changes, feel free to get back in touch!"
🏡 Showing Day Checklist
Do these before every showing. First impressions close deals.
🌅 Open all blinds and curtainsNatural light makes every room feel bigger and more welcoming.
🧹 Quick clean — focus on kitchen and bathroomsCounters clear, sinks clean, toilets closed. These two rooms sell homes.
🌡️ Set thermostat to comfortable temp68–72°F. You want buyers lingering, not rushing out.
🐾 Remove pets and pet itemsTake pets for a walk or to a neighbor. Put away bowls, beds, and litter boxes.
🖼️ Put away personal photos and valuablesHelps buyers picture themselves in the home. Also basic security.
🌿 Add a small touch — fresh flowers or baked goodsA small sensory detail that makes buyers remember your home.
📄 Print your one-pager with home detailsAddress, beds/baths, sq ft, notable features, price. Buyers love taking something home.
🚗 Curb appeal check — sweep driveway, mow if neededThe first impression happens before they walk in the door.
🚪 What to Say During Showings
When they arrive:
"Hey, welcome! Feel free to walk around at your own pace — I'll be nearby if anything comes up. I've got a one-pager with the home's details if you'd like one."
If they ask about the neighborhood:
"It's a great area — [mention 1-2 specific things: quiet street, great schools, walkable to X, friendly neighbors]. We've really loved it here."
After they've looked around:
"Any questions I can answer? I can usually turn paperwork around same day if you're interested in moving forward."
Following up after (text same evening):
"Great having you here today! Happy to answer any questions that come up. If you'd like to make an offer, just let me know and I can walk you through the process."
🏘️ Running Your Own Open House
📅 When to host
Saturday or Sunday, 1–4pm. Avoid holiday weekends. Give 5–7 days notice on Zillow and Facebook.
📝 Collect sign-in info
Have a simple sign-in sheet — name, phone, email. This is your follow-up list. Always follow up within 24 hours.
🪧 Directional signs
Put "Open House" signs at nearby intersections. Arrow signs from the main road to your street drive a lot of walk-in traffic.
💬 Create urgency
If you get multiple visitors, it's okay to mention it: "We've had a lot of interest this weekend." True scarcity moves buyers to act.
Step 5 · What's Next
🎉
You're ready to sell.
Offers, inspections, attorneys, closing — here's your complete roadmap from listed to sold.
📅 Week-by-Week Closing Timeline
Once you accept an offer, here's exactly what happens and when.
Day 1 — Offer Accepted
Sign the purchase agreement. Both parties get a copy. Buyer deposits earnest money (typically 1–3% of price) into escrow.
Days 3–10 — Inspection Period
Buyer hires a home inspector. You'll get a report. Buyer may request repairs or credits. Negotiate from the report — not from guesses.
Days 7–21 — Appraisal
If buyer is using a mortgage, their lender orders an appraisal. If it comes in low, you may need to renegotiate or the buyer pays the difference.
Days 14–25 — Title Search
Title company verifies you own the home free and clear. They'll flag any liens or issues. Your attorney reviews this with you.
Day 25–30 — Final Walkthrough
Buyer does a final walkthrough to confirm the home is in agreed condition. Make sure any agreed repairs are done and nothing major has changed.
Day 30–45 — Closing Day 🎉
You sign the deed and closing documents. Title company transfers funds. You hand over the keys. Money hits your account same day or next day.
📊 Offer Comparison Worksheet
Got multiple offers? Don't just look at price. Fill this in for each offer to compare apples to apples.
Factor
Offer 1
Offer 2
Offer 3
💡 Cash offers with fewer contingencies are often worth accepting at a slightly lower price. A clean $480k cash offer can beat a messy $495k financed offer.
📝
Receiving an offer
Any written offer is progress. You have 24–72 hours to respond. You can accept, reject, or counter. Always counter in writing — never verbally.
⚖️
Hire a real estate attorney
Essential for contract review and closing. Cost: $500–$1,500. Search "[your city] real estate closing attorney" or ask your title company for a referral.
🔍
The inspection
Buyers will ask for one. Get your own pre-listing inspection first ($300–500) — it removes surprises and gives you leverage in negotiations.
🏦
Title & escrow
The title company is the neutral third party. They hold funds, run the title search, and coordinate the closing. Your attorney can recommend one.
📉
If things go quiet...
No serious interest after 2 weeks? Drop 3–5%. Stale listings lose momentum fast. A small price move brings fresh eyes and renewed urgency.
💬
Negotiating repairs
Never agree to do repairs yourself — offer a closing credit instead. It's cleaner, faster, and you're not liable if the repair isn't done to their standard.
💡 What to ask: "Do you handle FSBO closings?" and "What's your flat fee for a residential closing?" Most charge $500–$1,500 flat. Avoid anyone who charges hourly for a simple closing.
🔍 How to Find a Home Inspector
💡 Get a pre-listing inspection first. Cost: $300–$500. It removes surprises, gives you credibility with buyers, and lets you negotiate from strength — not panic. Buyers will order their own anyway, so you want no surprises.
💡 What to ask: "Are you NACHI or ASHI certified?" and "How long does the inspection take and when do I get the report?" Good inspectors deliver a full written report within 24 hours.
✅ Good inspector signs
• NACHI or ASHI certified
• 3+ years experience
• Carries E&O insurance
• Delivers report same day
• Happy to answer questions after
🚩 Red flags to avoid
• No certification or license
• Won't let you attend inspection
• Report takes more than 48 hours
• Unusually cheap (under $200)
• No reviews or references
🏦 How to Find a Title & Escrow Company
💡 You pick the title company — not the buyer. As the seller, you typically choose the title company. They handle the title search, hold escrow funds, and coordinate your closing. Shop around — fees vary.
💡 What to ask: "What's your flat fee for a seller-side FSBO closing?" and "Do you handle the title search in-house?" Typical cost: $500–$1,500. Always get the fee in writing upfront.
✅ What they do for you
• Run a title search (no liens or claims)
• Hold buyer's earnest money in escrow
• Prepare closing documents
• Coordinate with buyer's lender
• Disburse your proceeds at closing
⚠️ Watch out for
• Hourly billing instead of flat fee
• Slow to return calls or emails
• No experience with FSBO closings
• Hidden "junk fees" at closing
• Can't give you a fee quote upfront
💰 What you're saving by doing this yourself
$—
Estimated vs. a traditional 6% agent commission
🏁 What to expect on closing day
1. Arrive at the title company or attorney's office with your ID
2. You'll sign the deed and transfer documents (about 30–45 minutes of signing)
3. Title company confirms funds have transferred from buyer's lender
4. You hand over keys, garage openers, and any appliance manuals
5. Your net proceeds hit your bank account same day or next business day
6. 🎉 You're done — congratulations!
